Pressman, you may already know this but unless your accountant is more clever than mine you will be paying Maine income taxes for a long while because the property is in Maine. If you don't hold any of the mortgage papers the pain will be brief. You will pay all the cap gains and probably be free. If you hold a mortgage the income will be taxable by Me until it is paid. Out of staters are required to pay all the cap gains at the time of sale. This can be claimed back in future filings if it is an installment payment. If you bite the bullet and let them keep all the gains you might be able to get out of future tax filings.
I don't know what your situation Pressman, but cap gains (& real estate commissions) can be painful. We do have a GOP president/house/senate, if I were you, I'd wait for tax reform to happen (assuming you think it actually will) first.

I will likely have to write a check to get out of the properties.
On a happier note, I hear that NH Snowmobiles Clubs might be filing a class action lawsuit against Maine because they can't ride over the border at will. A conflict with free interstate commerce. You can cross the border by boat, motorcycle, rv, car but not ATVs and Snowmobiles? Nonsense.
Western Maine could use more NH dollars... that is unless you think the economy is great in Oxford and Western York Counties.
Funny thing i my wifes' family consists of 3 cousins who are longtime NH residents all with adult childen who live there also.
